Do I need a Transaction Coordinator?
Don’t get caught up in the administrative tasks that could
steal time away from lead generating, working with clients and money making
tasks. Hiring a TC can be very financially
beneficial to your business and help you stay on track with those deadlines.
Three excuses of why you don’t want to hire a TC:
1.
I’ve had a bad experience working with a TC.
a.
Every TC is different, just like every Realtor
is different.
b.
What are the factors that contributed to your
bad experienced?
i.
Poor Communication
ii.
Didn’t know what to expect
iii.
No process
2.
I can do the files myself:
a.
Do you ever see agents interning at escrow or
title to see how it’s done?
b.
Do you enjoy paperwork?
c.
Are you organized?
d.
Do you like keeping track of deadlines? Maybe for one transaction, what happens when
you get 3 or 4 going at the same time?
Your TC is knowledgeable and you should be able to lean on
them for their expertise the way you use your other vendors.
3.
It Costs Too Much:
a.
There are so many upfront costs when it comes to
a real estate deal
i.
Photo’s
ii.
Flyers
iii.
Social Media Ads
iv.
Post Cards (Just Listed, Just Sold)
v.
Open House (flyers, snacks)
Any additional costs are definitely not on
the top of your list. But check this
out.
A single transaction can take an
agent 15-20 hours to process, so think about this:
What is your time worth?
Do you really want to spend all your time
doing all those administrative tasks?
b.
Dragging and dropping signatures
c.
Uploading documents
d.
Missing disclosures
Use your 15-20 hours of valuable time working on getting
your next deal. REMEMBER, most TCs get
paid out of escrow and if you don’t get paid, they don’t get paid. Your TC should be very motivated to help you
close the deal.
